Atlee Heating & Cooling offers several Preventive Maintenance Agreements depending on the type of equipment you have. With a Preventive Maintenance Agreement, you will gain piece of mind knowing Atlee Heating & Cooling will be there to service your covered equipment. The Preventive Maintenance Agreements offered by Atlee Heating & Cooling are listed below:
A Heat Pump Preventive Maintenance Agreement will include TWO maintenance visits per year. During these maintenance visits, our technicians will perform, or evaluate, the following:
- Inspect electrical wiring in the indoor unit and outdoor unit
- Check and tighten all equipment electrical connections
- Indoor blower motor operation
- Outdoor fan motor operation
- Starting components
- Amperage check of compressor and fan motors
- Ductwork
- Contactor points
- Reversing valve operation
- Inspect indoor coil condition
- Thermostat operation
- Adjust fan belt tension if applicable
- Check return and supply air temperature
- Defrost components and operation
- Proper operation of relays
- Electric/Auxiliary heat operation
- Lubricate motors where applicable
- Check refrigerant operating pressures
- During the visit, the technician will replace the air filter, if it is supplied by the homeowner
- During the Spring/Summer visit only: Clean condenser coil. Remove debris from the outdoor unit, when accessible, to allow for proper drainage. Inspect and flush condensate drain line. Adjust charge to factory specifications up to 1 pound of refrigerant at no additional charge.
An Air Conditioning Preventive Maintenance Agreement will include ONE maintenance visit per year. During this maintenance visit, our technicians will perform, or evaluate, the following:
- Inspect electrical wiring in the indoor unit and outdoor unit
- Inspect and flush condensate drain line.
- Check and tighten all equipment electrical connections
- Indoor blower motor operation
- Outdoor fan motor operation
- Starting components
- Amperage check of compressor and fan motors
- Ductwork
- Contactor points
- Inspect indoor coil condition
- Thermostat operation
- Adjust fan belt tension if applicable
- Check return and supply air temperature
- Proper operation of relays
- Lubricate motors where applicable

- During the visit, the technician will replace the air filter, if it is supplied by the homeowner
- Inspect heat exchanger integrity
- Check flame and adjust if necessary
- Check flue exhaust integrity
- Fan control and limit operation
- Clean burners as needed
- Inspect and clean pilot assembly
If your gas furnace is also equipped with an air conditioning coil, or heat pump coil, combine the Gas Heating Maintenance Agreement with a Heat Pump or Air Conditioning Maintenance Agreement for full maintenance coverage. Give us a call for further details!
